LOCATION DESCRIPTION - The property is located at the northeast corner of the intersection of Moccasin Wallow Road and Bud Rhoden Road in Palmetto, approximately 1.25 miles west of the I-75 interchange. Palmetto is home to Port Manatee within the greater Tampa Bay MSA on the northern side of Manatee County between Tampa and Sarasota. The site is located just west of the recently developed Artisan Lakes subdivision that continues to grow. Several other subdivisions are at various stages of the planning and development process,with the Parrish to Palmetto area expected to grow by over 18,000 homes in the near future. Manatee County recently commenced construction on a roadway project that will widen Moccasin Wallow Road from U.S. 41 to Gateway Boulevard west of I-75 from 2-lanes to 6-lanes (3 in each direction) when built to its final configuration. Plans also include a traffic signal with turn lanes at the intersection of Moccasin Wallow and Bud Rhoden. Bud Rhoden Road will also be widened with turn lanes proximate to the signalized intersection. Project completion is anticipated by December of 2024.
